01On site

On a check-out

Walknote opens the last visit beside the room you are in. You say a cupboard door is off its hinge. If the tenant says it came that way, you say that too.

The report records both, and the tenant's words are marked as reported by the tenant. A wall you say nothing about reads Not checked, never Same. The tenant and the landlord or agent sign, and you send the lite PDF on WhatsApp.

At check-out

Open the last visit beside this one.

The check-in record opens next to the room you are in. Each item shows New, Worse, Same, Fixed or Not checked, and a change rests on something you said.

The five change labels, each with the rule for when it applies.

What they need to see.

A tenant, a landlord, a tribunal

  1. 01

    Dated photos from both visits

The check-in photo and the check-out photo of each room, side by side.
  2. 02

    Condition and cleanliness apart

A clean room can be damaged and a dirty one can be sound. The report rates them separately.
  3. 03

    Both signatures

The tenant and the landlord or agent sign. Walknote never signs for either.
  4. 04

A deposit appendix from typed amounts

Built only from amounts you enter. The Law asks for a separate receipt and a written account at least every six months (s.10).

Apapa, Ikeja GRA, Ikoyi and Victoria Island sit outside the Law (s.1(3)), so Walknote shows a note on those sites rather than a block.

Questions

Asked by property teams.

Walknote does not decide. It records what changed, in the words of the person who walked the room.

They see each sentence with the clip and photos behind it. A correction is made as a new version, and the earlier one stays checkable.

Send a web link, or the lite PDF that is small enough for WhatsApp.
